A Covenant Protected Community
Here at Carolina Seasons we adhere to a defined set of covenants, conditions and restrictions that ensure the beauty, condition, and value of our properties and community for decades to come.
All residents of Carolina Seasons agree to follow the covenants of our neighborhood to keep it a clean, friendly place to live. You should take the time to read your covenants (see covenants by lot number to the left) since you have agreed to comply upon purchasing or renting your property. Below are some of the major covenant requirements:

Any construction of a building (to include sheds), fence, wall, or other structure must be approved by the Architectural Control Committee (ACC) BEFORE construction begins. The application is available to the left and on the Standing Committees page. Information required includes measurements, construction material to be used,and location on the owners lot. The application must be approved by the Board or ACC in writing.

Lots must be kept clean of unsightly, unhealthy, or unkempt buildings. There can be no garbage, junk, trash, or debris contributing to a possible health hazard or the breeding of snakes, rats, or insects.

Lots must be kept free of tall grass, undergrowth, trash, dead trees, and must be properly maintained. If property owner does not comply with the covenants after being notified of a violation, the Board may hire someone to clean up the violation, with the homeowner responsible for payment. If payment is not made, a lien will be placed on the property.

Garbage receptacles must be kept in an area not generally visible from the street, and if visible, must be screened.

Communication, microwave, and satellite dishes must be positioned behind the house, or if visible from the street, must be screened.

There is no on-street parking.

Trailers, campers, boats, and RVs must be parked in back yards.

No unlicensed cars may be parked in visible areas for more than 30 days, but may be kept inside a garage.

No signs except for "For Sale" signs are permitted.

No business may be run from a home.
The Architectural Control Committee (ACC) is responsible for monitoring for covenant compliance. Requests for projects/installation/construction on the exterior of the home or on the property grounds need to be submitted to the ACC in writing. The Committee is required to respond to you within 30 days of your request.
